Our main business comprises of:
- Locating and buying low value freehold
residential properties with vacant
possession in the Government Funded Regeneration Areas. - Physical inspection of the property, as we avoid dealings in properties affected by land subsidence or flooding.
- Legal search to ensure that all outstanding amounts are undertaken to be settled by the previous owners and our solicitors are instructed accordingly.
- Similarly we ensure that any existing legal notices are cleared and withdrawn by the previous owners.
- Our solicitors ensure that the property will not have any complications at the time of sale in future.
- Arranging competitive insurance of the property immediately on exchange of contracts.
- Informing all utility suppliers of new ownership of-the property.
- Applying for any tax payment exemptions where applicable.
- Refurbishing the property from roof down to be ready for the tenanting stage.
